Why Nottingham Landlords Need PAT Testing

If you let a property in Nottingham, you have a legal duty to ensure all electrical equipment provided with the tenancy is safe. This applies to furnished and part-furnished lets where you supply appliances such as cookers, washing machines, fridges, freezers, tumble dryers, and even lamps and televisions.

PAT testing is the recognised industry method for demonstrating compliance with the Electrical Equipment (Safety) Regulations 2016 and the Electricity at Work Regulations 1989. Without it, you risk invalidating your landlord insurance and could face prosecution if a tenant is injured by faulty equipment.

Since 2020, the Electrical Safety Standards in the Private Rented Sector Regulations have required landlords in England to have fixed electrical installations tested (EICR) every 5 years. While this regulation focuses on fixed wiring, the duty to maintain portable appliances remains under the general health and safety legislation — and it is routinely checked by council enforcement teams, particularly for HMOs.

What Landlords Need to Know About PAT Testing

What Needs Testing?

Any electrical appliance you supply with the property: cookers, hobs, extractor fans, washing machines, tumble dryers, fridge-freezers, dishwashers, kettles, toasters, microwaves, vacuum cleaners, lamps, televisions, and any other portable electrical items included in the tenancy agreement.

How Often?

The IET Code of Practice recommends testing every 12 months for rental property appliances. Formal testing is supplemented by visual inspections carried out during property visits or changeovers. Any appliance that shows signs of damage or wear should be removed from service immediately.

PAT vs EICR — Know the Difference

Many landlords confuse PAT testing with EICR (Electrical Installation Condition Report). They are different: EICR tests the fixed wiring in the walls (sockets, switches, consumer unit). PAT tests the appliances that plug into the sockets. You need BOTH for full compliance.

HMO Properties

Properties in Multiple Occupation face stricter requirements. Council licensing schemes often mandate annual PAT testing and a valid EICR every 5 years. Failure to comply can result in fines of up to £30,000 or a banning order for repeat offenders.

What the Report Includes

You will receive a full schedule of all tested appliances with pass/fail results, unique ID numbers for traceability, descriptions of any failures, a summary certificate, and a recommended retest date. Keep these records for at least the duration of the tenancy.

Tenancy Changes

When a tenancy ends and a new one begins, it is best practice to conduct a fresh electrical safety check. This ensures the new tenant inherits a safe property covered by up-to-date certification, and provides a clear handover record.
